Cyberjaya is completely different from day to night. Those who work in Cyberjaya only see their offices, crowded restaurants during lunch time, and then they dash to go home at 5 pm. After the sun sets, young people take over the place. Since there are two major universities here, Multimedia University and Lim Kok Wing University, there are thousands of students here from all over the world.

Cyberia Condominiums, which are right next to MMU, is a melting pot of folks from Iran, Kenya, Seychelles, Turkey, China, England, Denmark, South Africa, Philippines, so on and so forth. A trip to the convenience store at the front of Cyberia usually take 5 to 10 minutes because of all the friends you’ll run into on the way. And walking around is not dangerous, unlike many housing areas in Malaysia.

Cyberia itself it big enough, with its 4 pools, 2 tennis courts, 2 basketball courts, clubhouse, poolside restaurant, about 8 or 9 restaurants, 9 apartment blocks and lots more townhouses. All of this inside one guarded area. So walking around at the wee hours of the morning poses no problem as there no snatch thieves to attack you from behind. Plus, residents here never sleep so you are never alone the minute you walk out your front door.

So, plenty of things go on in Cyberjaya. People who are only there to work will never know the other side of Cyberjaya.

One of the great thing about Cyberjaya are its streets. The roads Cyberjaya are extra wide. In the past, a lot of drivers visiting the offices in the area parked on the road curb to save some money by not paying for parking in the building. Unfortunately, those free parking days are over. As of 1st January 2009, the Sepang Municipal Council has decided to restrict unauthorized parking on some of the streets in Cyberjaya. These streets are:

• Persiaran Apec
• Persiaran Multimedia
• Persiaran Semarak Api
• Jalan Teknorat
• Jalan Usahawan

If you were to park your car on the streets listed above, most probably, you car will be towed and you would have to pay a fine of Rm300 to get your car back. Well then…where should we park our cars?

The following location has been designated as Parking Facilities:

• The Sport Arena
• Cyberjaya Lake Gardens
• PPU7
• Persiaran Apec (Parking facilities)
• Persiarn Rimba Permai
• Mini Park

Now, be mindful where you park your car. You might park your car by the road to drop off a document at the office. If you’re unlucky, car car will be missing and it will ruin your day. Knowing the whether in Cyberjaya, walking around under the hot sun is not fun.

I have been asked why I buy apartment in Cyberjaya. I am one of those who find employment to be limiting and unfulfilled. Some people need to take employment out of necessity, just so they can pay those dreaded bills that await them at the end of each month. They can’t wait for the moment when they can call it a day and have a luxury of time and money to do things that they have always wanted to do. The main reason I invest in Cyberjaya apartment is for financial freedom. I like the idea of having passive income. I like to idea of getting paid while I am sleeping. Property investment gives me that option. As an alternative to that, my internet business also gives me that option. You can call it anyhow you want. “Exit to Financial Freedom”, “One Way Ticket to Life Free and Easy” or whatever. It is that point when you have gathered enough wealth to say that you choose to work because you like to or want to, not because you have to. That is true freedom. That is why I am always in the lookout for passive income business venture.

Most people will ask why property rental investment in Cyberjaya. If you are wondering the same question, welcome to the club. Most people are searching for the perfect rental property investment. Unfortunately, you will never find perfection. Rental property investment is far from perfect. It has its imperfection and risks. Cyberjaya is the Information Technology capital of Malaysia. It is a township planned around the concept of utilizing high tech IT infrastrusure that forms the key element of Malaysia Multimedia Super Corridor. In the year 1997, inspired by the concept of Silicon Valley in the United States, then the Prime Minister, Dr Mahatir Bin Mohamad initiated the project to build a similar township.

The location of Cyberjaya is situated about 50km south of the capital of Malaysia, Kuala Lumpur. The town is actually part of the Sepang district of Selangor. Spanning a physical area of about 28 square kilometres (7,000 acres), the town is the hub for IT projects development of the Multimedia Super Corridor now known as MSC Malaysia.

Cyberjaya location is linked by multiple highways and traffic congestion is quite rare due to its spacious road design. Previously, the location site for Cyberjaya was undeveloped palm oil plantation land and since then multiple residential and commercial buildings have been built including a boutique hotel. The city also houses multiple learning centre and the largest is the Multimedia University (MMU).

The international companies that have set up office in Cyberjaya are Dell, HSBC, Ericsson, DHL, Shell IT, EDS, Motorola etc. Presently, there are over 450 MSC status companies located their operation in Cyberjaya making it a rapidly growing area.
